JL Design is committed to finding a design solution that endeavours to ensure the client's brief has been satisfied, resulting in a well-designed, innovative, practical & affordable structure.
JL Design will arrange an obligation-free appointment to discuss an overview of your requirements, so that we can provide you with a written fee proposal. We offer 2 stages in the design & documentation of your building project:
  • The Design Stage
  • The Final Documentation Stage

    The design stage should include all information required to complete the design of your project so that when the final documentation stage is started:
  • You know what your project will look like.
  • You have obtained an estimate for your project.

  • The design stage includes a preliminary & then final sketch plan of floor layouts & perspectives. You will require a BASIX report which we can prepare. A NatHERS Energy Assessment by an energy consultant will be required for a new house, dual occupancy or granny flat. Read below for further information. We advise that you have an estimate prepared by a builder or independent estimator so that you are fully aware of the likely building cost before we go ahead with final plans & council submission.
    Other reports may be required for us to be able to design your project, such as a 'Detailed Contour Survey', & a Preliminary Bushfire Hazard Assessment if your land is deemed by your local council to be bushfire prone. We can advise on bushfire hazard requirements & consultants for your job. Read below for more information.
    We will provide you with accurate floor plans & 3D visuals.

    Docs


    The final documentation stage can then proceed once all the design information has been completed.
    Generally this includes:

  • Detailed Floor Plans, Elevations & Section
  • Site Analysis, Other Site Plans
  • Window Schedule
  • Specifications
  • Statement of Environmental Effects
  • BASIX Certificate
  • Waste Management Plan
  • Building Cost Summary
  • Safe Design Report

  • And can often include:
  • Variation Justification Statement
  • Shadow Diagrams
  • Visual Impact Assessment
  • Material & Colour Selection Matrix
  • Neighbour Notification Plans
  • Finally, we can liaise with consultants & submit your Development Application on your behalf & then follow through with council liaison.

    Building in
    Bushfire Prone Areas

    Our desire to live close to nature means that many homes are built in areas that are at risk of bushfire. Eighty percent of homes destroyed by bushfire are built within 100m of bushland.
    Local councils have identified bushfire prone areas in collaboration with the Rural Fire Service and these are marked out on Bush Fire Prone Land Maps for each local government area in the State.
    JL Design can recommend a suitable Bushfire Consultant to complete preliminary bushfire hazard calculations before your design is started, to determine if your development is affected & if so what materials & structure can be used in a cost effective manner.

    Sustainable Building

    JL Design offers a range of services to assist clients in the planning and design of comfortable, affordable and sustainable housing. JL Design is an accredited HIA Greensmart Professional.
    We provide a BASIX assessment service along with our designs. We can prepare BASIX certificates complying with Council and the NSW State Government requirements, and will get your development application on track quickly.
